When is the right time to sell my property?

 As a homeowner you have decided that this is the right time to look at selling your property. 


There’s nothing wrong with wanting to sell your property fast, but you have to be smart about it. If you try to sell your home on your own, you might avoid paying commission, but it could end up costing you in other ways.

Selling your house is a big step, and your main goal would be to sell your property in the shortest possible time with maximum financial return.

Considerations when selling a home:

Right Price

Buyers can easily find out what other homes in your suburb, street or complex have sold for by checking home values. As the Seller, doing similar research will be a useful guideline to help you establish a fair market-related price: one which is not too high or too low and this is where an agent will be useful. After all, they work on commission and would want to have the same goal as you, the seller: To sell your home in the shortest time and for the highest price possible.

Timing

It's worth keeping in mind that the market you are selling in is also the market you are buying in, which is a factor people often forget. Is there a “right time” to sell your property?

There is no real right time to sell. The right time to sell is unique to each seller and depends on the seller’s reasons and motivations for selling. Therefore, regardless of the state of the property market and/or economy, sellers can continue achieving sales and even good prices.

Should I sell in the Summer?

The pros of selling a house during the summer:

1.  Longer days and more daylight mean more time for real estate showings

2.  Buyers may have missed out on a house during the spring months and may want to close       on something before the school year begins

3.  It’s a very convenient time to move for families with school-age children.

4.  Summertime typically means the grass is green, the pool is sparkling and the foliage is in         full bloom,so the house shows well.

5.  It could be an easy time to buy another home - If you’re looking to buy and sell at the  
     same time, summer is an ideal time to do both.

The cons of selling a house during the summer:

1. The market is saturated with competition. Oftentimes, the housing market is saturated with      listings, making it especially important for sellers to make their house stand out from the          competition.

2.  Unfortunately, if you plan to sell your house, this could interfere with your travel plans.

3.  School might be out for summer, but that’s only going to make it harder to show your 

     home to potential buyers.

4.  Moving during summer heat isn’t easy

    Don’t forget about the summer heat! Moving heavy boxes and furniture when it’s hot and            humid outside is downright miserable. Make sure you’re prepared with plenty of bottled              water, portable fans and sunscreen.

5. You’ll have to deal with buyers who aren’t as serious. Some house hunters want to look at        everything on the market, simply because they can. This means wasted hours prepping              your place for showings for buyers who may not even be serious.
In all "seriousness", when a buyer shows up for a viewing in the middle of the cold/rainy winter, you can bet that they are seriously looking for a property.
Is it a Buyer's or Seller's Market?

The property market is determined by supply and demand of real estate, which then dictates whether it is currently a Buyer's or a Seller's market.
In a Buyer's market there is more supply than demand meaning there are more homes for sale than there are actual Buyers
In a Seller's market there is more demand than supply meaning there are more Buyers than there are houses for sale. 

A Buyer's market does not mean your house won’t sell though.

By making sure that your home is priced appropriately and is show-ready, you will increase your chances of a sale within a reasonable amount of time.
